泛海中心 Oceanwide Center

This development in the Transbay District of downtown San Francisco consists of two mixed-use high-rise towers; streetscapes, alleyways, and a pocket park; and an ‘urban room’ – a plaza underneath a tower with a +/-60 foot ceiling that fills a quarter of a city block.

GGN’s design celebrates First Street as the city’s original shoreline and Mission Street as the city’s first plank road. The drama of being ‘at the water’s edge’ is captured in the cathedral-like scale and exquisite materials of the urban room. The urban room’s garden-like setting will feature lush, tropical shade plants, water-features, and light-toned paving to reflect light within the space.

The project aspires to be LEED Platinum, collecting and re-using stormwater and maximizing planting within the site. To accommodate the expected 1 million commuters arriving each day at adjacent Transbay Transit Hub, the project’s sidewalks will be widened and the existing alley network strengthened into primary pedestrian routes.
